If you don't believe it ask a realtor

I challenge everyone in the community to call a realtor of their choice.  Call as many as you want and ask these two question.

Has the recent closing of Turkey Creek Golf and Country Club decreased the value of my home?

Has the recent closing of Turkey Creek Golf and Country Club limiited my ability to sell my home?

I would love for you to post your answers as a comment.  If the realtor wants a little free advertising, include their name.  Please remember to identify yourself so that I can allow the answers to show.  I will need first and last names.  I will not post answers from those not living in Turkey Creek.

    I looked at houses all over Gainesville. I narrowed down my choices to three homes. Two in Turkey Creek and one in Turnberry Lake. Either house in Turkey Creek would have been great, but I did not purchase there because of the Home Owner's Assoc. and the fact all streets in Turkey Creek are private. Having served as President, Secretary, Treasurer in several nice neighborhoods in Louisiana, I could see dollar signs and assessments when the streets needed to be repaired. You always have the same problem with some not contributing and carrying their weight. So I chose my home in Turnberry.

    After becoming a member of Turkey Creek and getting to know many of the people who lived there and played golf with them, I was sorry I did not purchase a home in Turkey Creek. Of course now...I'm so glad I did not. Its tough enough to sell a home anywhere in Gainesville, but Turkey Creek has to be the toughest. Why would you even look at home out there if you do not play golf, or like having a golf course in your neighborhood. Its pretty, could be the best course in Gainesville, and adds to the ambiance of the neighborhood. The subdivision is out there by itself and has no other draw.

    I ask you, if you were looking for a home and drove into Turkey Creek's main entrance and went by the golf course with it grown up in weeds and closed for play would you ask your realtor to turn around and leave...I would. It would be such a turn off, I could never consider buying a home in Turkey Creek. The sad part is there a some beautiful homes in the neighborhood and unfortunately they are being punished by those who have no vision, have no future plans, and are happy to have their neighborhood crumble around them. I hope you and Walter and all my friends can get out of there as soon as possible.

    I bought a golf cart to enjoy on the golf course at Turkey Creek. I guess it is my loss to the whole situation and its only about $2800. I am so lucky I did not have a home, because my loss would be much more. If you know someone who wants to take their dogs for a ride in a great golf cart...I have one for sale..and willing to take a loss on it. Thanks for listening.   2. I am not very sure if this would be in the right context in which you are asking for. However, I received a statement of proposed property and ad-valorem assessments and according to the county, YES the value of my home from 2010 to 2011 has dropped significantly.

    2010 = assessed value = $123,300
    2011 = assessed value = $109,500!

    I do have to say that over the past 5 years, the value of my property has dropped and rapidly I might add. Therefore, no I cannot say within my heart that the closing has caused my huge lose but it surely does not help and if I were to sell today and take the lose I am sure it would be a bigger hit than I could possibly imagine with the golf course being closed.
    Anyone can view an address and its assessed value in which the county assesses our property taxes...so are we to think that our property values have NOT dropped even with a 2011 real estate notice and the history online? I can call and dispute the value that they assessed, but I really do think that this is the best chance that one can and should see the significant lose we are all taken with our investments to live in a golf community. I do not or want to obtain a membership but still keep up with what is going on for the most part to stay informed about the hopes of reopening. You see reopening might...; just maybe start to turn this mess around and ahead in the direction of getting back to what our investments are worth. Getting them back up to what we paid for them would be very nice : ) too! Therefore, you see I hope that it can work for all of us and that everything is reopened soon so that next summer we can see the beauty of the golf course again and the life come back into this place.

    I have tried to stay out of this conversation but had to add my comment this time just because I am sure that most of us if not all of us received this same notice and I cannot imagine that any Realtor will or could sell my home for more than the assessed value of 109,5f00.......no bank wants to fund 100% of its value I am sure.... never mind more than its value.

    I hope for a remedy for our neighborhood to come soon and turn this mess around.

  3. Howdy. We live at 11148 N. W. 61st Terrace and had our house up for sale March through August and had a few open houses and a few lookers, but never a serious offer. This is a clean, well-kept house and the only owners are us, buying it in 1995, never renting it. We gave up on trying to sell it and decided to re-finance. It was listed with Bosshardt and they did their best, but to no avail. Shirley & Ed Morgan.

    This is not meant as an indictment of Bosshardt, I would use them again in a minute. The economy and golf course were the prime factors. Ed
